A real estate professional agent should consider a few things when listing a property in the United
State that may now or in the past years have contained an underground storage tank.
UST on any property: Keep in mind that any property may contain an UST (or more than one).
USTs have been found in many unusual places, and some USTs do not give any visible indication of their
presence below ground. Here are some items to look for abandoned USTs: Old vent piping, fill pipes,
dispensers, and abandoned piping.

PHASE I:
The Greenspring, Inc. Phase I assessment involves a visual site inspection and review of available information
to determine the possibility of contamination, which includes:
- Documentation of property history
- Past and present owners of the property
- Waste disposal practices at the property
- Types, quantities, containments, and usages of hazardous substances
- History of contaminant releases, violations, and environmental permits.
The goal of the effective Phase I is not to simply identify potential problems. Many assessments
commonly fail to include what the buyer and seller really need from the report, which are recommendations
and conclusions as to precisely what the identified issues mean to the transaction. Too often, the results
of a Phase I site assessment merely state the obvious features of a property which are of potential concern.
In many cases, the property owner or potential buyers is, to a degree, already aware of such risks.
If the results of the Phase I investigation are inconclusive or suggest that the property may be
contaminated by hazardous substances, Greenspring is fully capable of proceeding with a Phase II confirmation.
PHASE II:
A Greenspring, Inc. Phase II investigation is designed on a case-by-case basis to conclusively determine the
extent of contamination and, if present, the associated risk involved with the contaminated property.
IMPORTANT: A way to investigate a property with USTs is to have the property owner contract to conduct a
home survey of the entire property at the time of listing.
